What a Maintenance Program Actually Does
Most homeowners only call a handyman when something breaks. By then, a $50 fix has become a $500 repair — or worse. A preventive maintenance program flips that equation.
We visit your property on a scheduled basis, work through a systematic inspection and service checklist, and document everything we find and fix. You get a healthier property, a paper trail, and the peace of mind that comes from knowing your home is being looked after.
Average repair cost avoided
Catching a failing caulk joint costs $50. Replacing the rotted framing behind it costs $600+.
Documentation on every visit
A maintenance log adds real value at resale and protects you with insurance claims.
Response time for enrolled clients
Program clients get priority scheduling for any additional work that comes up.
Every Visit
What Each Visit Covers
Every scheduled visit follows a structured checklist tailored to your property and the season. Nothing is skipped, nothing is guessed.
Exterior
Inspect and caulk windows and doors, check weatherstripping, assess siding and trim condition, inspect deck and fence for damage, clear gutters and downspouts, check exterior lighting and hardware.
Interior
Test smoke and CO detectors, inspect HVAC filters and replace as needed, check plumbing fixtures for leaks, test GFCIs and outlets, inspect doors and hardware, assess caulking in wet areas.
Seasonal
Spring: post-winter damage assessment, exterior prep. Summer: deck and exterior maintenance. Fall: weatherization and winterization prep. Winter: interior systems check and draft sealing.
Documentation
Detailed written report after every visit. Photos of conditions found and work completed. Maintenance log you can reference for insurance, resale, or future planning.
